Playa Grande — The North Coast Anchor
Playa Grande is an Atlantic-facing beach located approximately 8 km east of Río San Juan in the Province of María Trinidad Sánchez. The beach itself is broadly recognized as one of the premier beaches in the Dominican Republic — a long crescent of hard-packed sand, Atlantic swell, and limestone cliff backdrop. What has changed in recent years is the institutional capital that has moved into this previously overlooked stretch of coastline.
Institutional Anchors
Amanera — Aman Resorts
Aman's first Caribbean property opened at Playa Grande in 2015. The resort set a clear signal for the area: ultra-luxury positioning, architecturally distinctive pavilion design, Playa Grande golf course (designed by Robert Trent Jones Sr., one of the few public-access championship courses in the Dominican Republic). Amanera operates as a CONFOTUR-approved development.
Discovery Land Company — $1B+ Announced Project
Discovery Land Company — the developer behind Yellowstone Club, Driftwood, and other trophy residential communities — has announced a project adjacent to Amanera. The announced project scale is over $1 billion. Discovery developments consistently command premium resale valuations in their respective markets. The presence of a Discovery project signals the area has crossed the threshold from 'emerging' to 'committed by institutional capital.' (Note: project details and timelines are subject to official announcements from Discovery Land Company.)
Playa Grande Airport — Decree 115-26
Signed in February 2026, Decree 115-26 establishes the legal framework for a dedicated airport serving the Playa Grande/Río San Juan corridor. A dedicated airport removes the primary friction point for the high-net-worth market: the long ground transfer from Puerto Plata International Airport (~90 km). The decree is significant because it represents governmental commitment to the area's development trajectory.
Golf Course — Robert Trent Jones Sr.
The Playa Grande Golf Course, designed by Robert Trent Jones Sr., is integrated with the broader Playa Grande complex. Championship-quality golf adjacent to a trophy resort is a meaningful amenity for the upper segment of the market.
The First-Mover Position
When institutional capital of this scale commits to a specific coastline, the surrounding area typically re-prices to reflect the new baseline. The Amanera opening (2015) was the first signal. The Discovery Land announcement is the second. The airport decree is the third. In established north-coast markets like Cabarete and Sosúa, comparable ocean-proximity land now carries a substantially higher entry cost than comparable land in the Río San Juan corridor commands today. This gap is, in our view, the core investment thesis for the area — though we make no representations about future pricing or returns, and buyers should conduct their own analysis.
Investment thesis statements are our perspective and estimates, not guarantees or valuations. Third-party project details (Discovery Land, airport) are based on publicly available announcements and decrees and are subject to change. We make no representations regarding future property values, project timelines, or investment returns.
