Río San Juan — North Coast Dominican Republic

Río San Juan is a small coastal municipality in the Province of María Trinidad Sánchez, situated on the Atlantic north coast of the Dominican Republic, approximately 90 km east of Puerto Plata and 200 km from Santo Domingo. For investors tracking emerging coastal markets, it has become one of the more discussed spots on the island — for specific, concrete reasons.

Why Río San Juan, Now

Lower entry prices vs. established corridors

Cabarete and Sosúa — just 60–70 km west — carry a significant established-resort premium. Río San Juan currently offers comparable ocean access at substantially lower per-m² prices (estimates based on available market data; buyers should verify current pricing independently). For investors prioritizing value relative to comparable coastal quality, this gap is meaningful.

Playa Grande — one of the finest beaches on the north coast

Playa Grande, 8 km east of the town center, is consistently rated among the top beaches in the Dominican Republic. A long, wide crescent of Atlantic-facing sand backed by cliffs — the physical asset that anchors the entire area's appeal.

Laguna Gri-Grí — protected ecological reserve

The mangrove lagoon immediately adjacent to Río San Juan is a protected ecological reserve. Accessible only by boat, it provides a distinctive natural asset that prevents industrial-scale development directly in the town.

Infrastructure trajectory

The planned Playa Grande Airport (Decree 115-26, signed February 2026) is the most significant infrastructure development in the region — a dedicated airport serving the Playa Grande/Río San Juan corridor. The Amber Highway (Autopista del Ámbar) has also improved road access from the north coast highway. Delta Air Lines operates seasonal ATL–POP service into Puerto Plata, the nearest international hub (Gregorio Luperón International Airport), approximately 90 km west.

Infrastructure & Connectivity

Playa Grande Airport
Established by Decree 115-26 (February 2026). The airport will serve light aviation and potentially commercial routes directly into the Playa Grande/RSJ corridor, significantly reducing transfer times from international hubs.
Amber Highway
Connects Río San Juan westward to the established north coast corridor (Cabarete, Sosúa, Puerto Plata). Improved road quality has reduced driving times.
Puerto Plata International Airport
Gregorio Luperón International Airport (POP) is approximately 90 km west. Delta Air Lines operates seasonal ATL–POP service. Multiple other carriers serve POP year-round.
Marina (planned)
A marina development of up to 80 slips has been discussed for the area. Marine access adds a meaningful amenity layer for the higher end of the market.
Discovery Land Company
The $1B+ Discovery Land Company project at Playa Grande (adjacent to the existing Amanera resort) adds institutional investment confidence to the area.
